GRIND & SEAL

Cost-Effective and Durable Grind & Seal Concrete Floors

For commercial and industrial facilities looking for an attractive, easy-to-maintain, and budget-friendly flooring solution, a grind and seal concrete floor is an excellent choice. Solana Floor Coverings provides professional grind and seal services throughout San Diego County, transforming dull, gray, or damaged concrete into a resilient and visually appealing surface.

Unlike polished concrete, which requires extensive refinement with progressively finer diamond abrasives, the grind and seal process achieves a beautiful finish with fewer steps, making it a faster and more economical option while still delivering exceptional durability and protection.

The Grind & Seal Process Explained

Our grind and seal process is straightforward but requires professional equipment and expertise to ensure a flawless result.

1. Surface Grinding: We begin by using heavy-duty planetary grinders equipped with coarse metal-bonded diamond tooling. This step removes the top layer of the concrete, eliminating surface imperfections, old coatings, glue, and stains. It also opens the pores of the concrete and exposes the desired level of aggregate—the stones within the concrete mixture.

2. Concrete Repair (Optional): If the slab has cracks, spalls, or control joints that need to be addressed, we repair them at this stage using specialized polyurea or epoxy joint fillers to create a seamless surface.

3. Cleaning and Preparation: After grinding is complete, the floor is thoroughly cleaned and vacuumed to remove all dust and debris, ensuring the surface is perfectly prepped for the sealer.

4. Application of the Sealer: The final and most crucial step is the application of a high-performance topical sealer. Depending on your facility’s needs, we use premium acrylic, epoxy, or polyurethane sealers. The sealer penetrates the porous concrete and forms a protective film on the surface, enhancing the color of the concrete and providing a beautiful matte, satin, or high-gloss finish.

Why Choose a Grind & Seal Floor?

Grind and seal floors offer numerous benefits for a wide variety of commercial applications, including warehouses, retail stores, restaurants, showrooms, and manufacturing facilities.

Cost-Effective: Because the process requires fewer grinding steps than mechanically polished concrete, grind and seal is a highly economical flooring solution, offering a fast return on investment.

Stain and Chemical Resistance: The topical sealer acts as a barrier, protecting the porous concrete from absorbing spills, oils, grease, and mild chemicals. This makes cleanup easy and prevents permanent staining.

Customizable Appearance: You have control over the final look of your floor. We can grind the concrete to expose different levels of aggregate, from a “salt and pepper” look to full large aggregate exposure. We can also apply concrete dyes or stains before sealing to add color and character to the floor.

Slip Resistance: Safety is paramount in commercial settings. We can easily broadcast anti-slip additives—such as aluminum oxide or glass spheres—into the sealer to improve traction and meet OSHA and ADA slip resistance requirements, even when the floor is wet.

Low Maintenance: Grind and seal floors are incredibly easy to maintain. Routine sweeping and damp mopping with a neutral pH cleaner are all that is required to keep the floor looking its best. The seamless surface also prevents dust and allergens from accumulating.

Grind & Seal vs. Polished Concrete

While both options provide a beautiful, durable concrete floor, there are key differences. Polished concrete achieves its shine through mechanical refinement using very fine diamonds and a penetrating densifier, leaving the concrete surface exposed. Grind and seal achieves its shine and protection through a topical coating—the sealer—applied over the ground concrete.

Grind and seal is generally more cost-effective upfront and offers better immediate stain resistance against acidic spills. However, the topical sealer will eventually wear down in high-traffic areas and require reapplication every few years to maintain its appearance and protection.
